Is an Inspection...
-
A good tool to help make an informed decision with people in the process of buying a house.
-
A valuable asset for people in the process of selling a house.
-
An overview of the property looking for significant items, rather than an all inclusive technical audit.
-
A performance-based inspection rather than a design review.
-
A representative sampling of the thousands of elements in a home. Testing a percentage of electrical receptacles, and will operate one window per room, for example.
-
Focused on the big visible items that might affect a typical person's buying decision. This includes major issues with the Structure, Roof, Heating, Cooling, Plumbing and Electrical Systems.
-
Inspectors are generalists with wonderfully broad knowledge, like going to a family doctor.
-
An Inspection is designed to reduce client's risk, not eliminate or assume it.
Is Not an Inspection...
-
Invasive or destructive.
-
Able to predict the future, or see through walls, carpets, storage and furnishings.
-
Able to identify intermittent problems. Roofs hardly ever leak when is not raining.
-
An Insurance policy.
-
Intended to identify every problem in the home.
-
An Appraisal may involve an inspection of a property, but the goal of an appraisal is to determine the fair market value of a property, rather than establish its physical condition.
-
Visual inspection of a building does not constitute an evaluation or a verification of compliance with building codes. Virtually no resale homes comply with all current codes, which change frequently.
